When is the Best Time to Replace a Roof?

If you have determined it’s time to replace your roof, the next step is going to be starting the replacement process. You will want to find the right contractor at the right time in order to have the best installation possible. Replacing your roof is no small project, and there are a lot of important things to consider when scheduling your roof replacement, like weather, availability, home location, materials, and more. To help get you started, we have compiled an informational list below discussing some of the best and worst times for your roof replacement. Use this list to help you decide what option works best for you.

Fall

Typically fall season is thought to be the best time to complete your roof replacement project. Some of the benefits of replacing in the fall include:

  • Reasonable temperatures- fall often comes with mild temperatures, which can be very helpful for the crew as they work on replacing your roof. Better temperatures also keep the actual roofing materials from easier damage and make them easier to work with.
  • Calmer weather- rough weather like storms, high winds, and more can throw a serious wrench in your roof replacement project. The calmer weather during the fall season helps ensure your contractor is able to get your project done in a timely manner without having to reschedule because of inclement weather
  • Effective sealing- shingles need certain conditions to properly seal. The mild temperatures, less rain, and humidity provide good conditions for shingle sealing.

Fall season does come with some difficulties when it comes to roof replacement with the biggest one being availability. You will want to make sure and contact your contractor at least a month or two in advance to secure a fall spot for your roof.

Spring

Spring is often considered the next best option for roofing replacement. The months of March, April, and May also typically have more mild weather that can be ideal for your roof replacement, and since you have moved past the peak busy season, you will have less to worry about when it comes to scheduling. One thing to keep in mind with this season is the possible rain delays. While overall Spring is a good choice weather wise, it does get rain. Rainy days should hopefully only delay your project a day or two which keeps spring as a great option for your roof replacement. 

Summer and Winter

Summer and winter are two of the toughest seasons for roof replacement because of the drastic temperatures and weather. Summer heat can often make it near impossible for workers to be on your roof as roof temperatures are often 20 degrees higher. The warm weather can also make materials more difficult to work with. Similarly, winter storms can make roof work unsafe, while the cold temperatures make shingles hard to work with, and there isn’t enough heat for proper sealing. Skilled contractors can work around these issues, but it often results in higher labor costs.
